Leak detection for heritage buildings

Protect interiors that cannot be replaced.

Moisture, flow and freeze monitoring with automatic shut-off across irreplaceable interiors, roofs and voids. AQUAIOT senses the slow leak above a decorated ceiling without chasing a single wall, so the fabric is protected and never altered to protect it.

Live monitoring. Automatic shut-off.

The fabric is irreplaceable.A leak onto a historic ceiling, panelling, plaster or a collection causes loss that cannot be reversed. Reinstatement is never truly like for like.
Listed status restricts what you can install.Chasing walls for sensors or pipework is rarely acceptable, and may breach listed-building consent, so protection has to be genuinely non-invasive.
Slow leaks do the quiet, lasting harm.Heritage interiors are ruined less by dramatic bursts than by a slow weep above a void that soaks plaster and timber over weeks before anyone sees a stain.
Voids and roofs hide the source.Water enters through roofs and valleys and tracks through concealed voids, so by the time it appears on a ceiling the source is far away and hard to find.
The AQUAIOT Solution

Leak detection that never harms the fabric it protects

In a listed or historic building the damage from water is permanent, and so would be the damage from a clumsy installation. AQUAIOT uses non-invasive moisture sensing and clamp-on flow monitoring placed in roofs, voids and plant areas, with no chasing of walls and no alteration to protected fabric. The supply isolates automatically when a slow leak appears, so irreplaceable interiors are spared the long, quiet soak that ruins them.

Sense without touching the fabric. Moisture rope and point sensors sit in roof voids, under valleys and in plant areas, with clamp-on flow monitoring on pipework, so nothing is chased into protected walls.
Stop the slow leak that ruins interiors. Auto-isolation valves close the supply the moment a slow weep is detected, before water tracks down onto decorated ceilings, panelling or collections.
Keep a record for conservation and insurers. Every reading and isolation event is timestamped and exportable, supporting conservation management plans, grant conditions and insurer reviews.

How It Works

Three steps from first drop to evidence

Step 01

Detect

AQUAIOT moisture, flow and freeze sensors are deployed at the points water escapes. Every reading is timestamped and logged to the cloud over secure cellular or LoRaWAN telemetry.

Step 02

Alert and isolate

When moisture is sensed or flow goes abnormal, AQUAIOT raises an immediate alert by SMS, email and app, and closes the auto-isolation valve so water is stopped before damage spreads.

Step 03

Record

Every reading, alert and isolation event is captured in exportable, timestamped logs that integrate with CAFM and BMS, so evidence for insurers is ready on demand.

Capabilities

Everything a leak detection programme needs

Purpose-built for estates, facilities and risk teams protecting buildings against escape of water across single or multiple sites.

Moisture sensing at the risk points

Point, rope and tray sensors detect water at first contact under appliances, in plant rooms, risers and tank rooms, before it spreads.

Inline flow analytics

Continuous flow monitoring on the incoming main learns normal use and flags the slow weep or continuous draw a manual check never sees.

Freeze protection

Temperature monitoring on exposed and loft pipework warns before a freeze leads to a burst, so action can be taken in time.

Automatic shut-off

Auto-isolation valves close the supply the moment a moisture or abnormal-flow threshold is crossed, with manual remote override for the duty holder.

Multi-channel alerts with escalation

SMS, email and app alerts with role-based routing, so the right person responds day or night, on a single site or across a portfolio.

Open integration, no lock-in

Connects to BMS, CAFM and SCADA via RS485/Modbus or REST API, with audit-ready exportable records for insurers and owners.

Questions & Answers

Common questions

Will leak detection damage protected or listed fabric?
No. AQUAIOT uses non-invasive moisture sensing and clamp-on flow monitoring placed in roofs, voids and plant areas, so there is no chasing of walls and no alteration to protected fabric.
How does it catch the slow leaks that harm interiors?
Flow analytics detect the slow weep a manual check never sees, and moisture sensors in voids pick up water before it tracks onto a decorated ceiling, panelling or collection. The supply can then isolate automatically.
Can the water be shut off automatically?
Yes. Auto-isolation valves close the supply the moment a slow leak or abnormal-flow threshold is crossed, sparing irreplaceable interiors the long soak that causes the worst damage, with an immediate alert.
Does the system work without mains power or cabling runs?
Yes. Sensors communicate over cellular and LoRaWAN with encrypted payloads, so there is no need to run new cabling through protected fabric to connect them.
How does this support conservation and insurance requirements?
Every reading and isolation event is logged and exportable, supporting conservation management plans, grant conditions and insurer reviews. The duty holder retains responsibility for the building.
