Leak detection for care homes

Protect residents from the disruption of escape of water.

Moisture, flow and freeze monitoring with automatic shut-off across resident rooms, plant rooms, laundries and risers. A burst or slow leak can force a decant of vulnerable residents, so AQUAIOT detects it early and isolates it fast.

Live monitoring. Automatic shut-off.

A leak can mean moving residents.Water damage to a resident room or corridor can force a decant of people who are frail or living with dementia, with real welfare and cost consequences.
Laundries and kitchens run constantly.High-use water systems weep and fail at fittings. The risk is continuous, but manual checks are not.
Night and weekend leaks run unseen. With fewer staff overnight, a leak that starts in the small hours can run for a long time before anyone notices.
Owners and insurers expect proactivity.Escape of water is the costliest UK property claim, and operators are increasingly asked to show active risk management.
The AQUAIOT Solution

Leak detection that keeps rooms open

In a care home a water escape is not just a repair bill, it can mean moving frail residents out of their rooms. AQUAIOT monitors the places leaks start, from laundry feeds and en-suite pipework to plant rooms, and shuts the supply automatically so a small leak does not become a wing closure.

Cover the rooms residents depend on. Moisture sensing at en-suites, laundries, kitchens and plant, with freeze protection on exposed and loft pipework over winter.
Isolate before a decant is needed. Automatic shut-off closes the supply on an abnormal-flow or moisture event, with alerts routed to maintenance and the duty manager.
Evidence for regulators, insurers and owners. Timestamped records show proactive management of the building and a fast response to any water event.

How It Works

Three steps from first drop to evidence

Step 01

Detect

AQUAIOT moisture, flow and freeze sensors are deployed at the points water escapes. Every reading is timestamped and logged to the cloud over secure cellular or LoRaWAN telemetry.

Step 02

Alert and isolate

When moisture is sensed or flow goes abnormal, AQUAIOT raises an immediate alert by SMS, email and app, and closes the auto-isolation valve so water is stopped before damage spreads.

Step 03

Record

Every reading, alert and isolation event is captured in exportable, timestamped logs that integrate with CAFM and BMS, so evidence for insurers is ready on demand.

Capabilities

Everything a leak detection programme needs

Purpose-built for estates, facilities and risk teams protecting buildings against escape of water across single or multiple sites.

Moisture sensing at the risk points

Point, rope and tray sensors detect water at first contact under appliances, in plant rooms, risers and tank rooms, before it spreads.

Inline flow analytics

Continuous flow monitoring on the incoming main learns normal use and flags the slow weep or continuous draw a manual check never sees.

Freeze protection

Temperature monitoring on exposed and loft pipework warns before a freeze leads to a burst, so action can be taken in time.

Automatic shut-off

Auto-isolation valves close the supply the moment a moisture or abnormal-flow threshold is crossed, with manual remote override for the duty holder.

Multi-channel alerts with escalation

SMS, email and app alerts with role-based routing, so the right person responds day or night, on a single site or across a portfolio.

Open integration, no lock-in

Connects to BMS, CAFM and SCADA via RS485/Modbus or REST API, with audit-ready exportable records for insurers and owners.

Questions & Answers

Common questions

Why do care homes need leak detection?
Water damage can force vulnerable residents out of their rooms and close parts of a home. Early detection and automatic shut-off limit damage and keep rooms in use.
Where are sensors placed in a care home?
At en-suite and bedroom pipework, laundries, kitchens, plant rooms and risers, with freeze protection on exposed and loft runs. Inline flow monitoring watches the main for slow losses.
Does the system shut the water off by itself?
Yes. Auto-isolation valves close the supply on a moisture or abnormal-flow event, with immediate alerts to maintenance and the duty manager.
Is installation disruptive for residents?
No. Sensors are non-invasive and retrofit-friendly, fitted around normal operations with no pipe cutting and no shutdown.
Does it help with regulatory and insurance reviews?
It provides timestamped evidence of proactive water-risk management and fast response, which supports duty-of-care and insurer reviews. The duty holder remains responsible for compliance.
