Automatic water shut-off systems

Cut the supply before the floor floods.

An automatic water shut off closes the main the instant a leak is detected, not when someone reaches the stopcock. AQUAIOT deploys auto-isolation valves and abnormal-flow logic across your estate so a leak is stopped in seconds, day or night.

Live monitoring. Automatic shut-off.

Manual isolation is too slow.Reaching a stopcock depends on someone being on site, knowing where the valve is and turning it in time, which rarely happens at the moment a leak starts.
Leaks do not wait for working hours.A burst at 2am runs for hours before the first person arrives, and a closed valve is the only thing that stops the water.
Slow draws never look like an emergency.A continuous low flow that should never occur overnight is exactly the pattern flow logic catches and a person standing at a stopcock cannot.
Not every zone should be isolated the same way.Isolating a whole building can be disruptive, so valves on the right branches let you cut only the affected supply while the rest stays live.
The AQUAIOT Solution

How the shut-off actually works

Manual isolation depends on someone being on site, finding the valve and turning it, which is far too slow when water is already running. AQUAIOT replaces that with logic and valves. Inline flow analytics learn the normal pattern of a building and flag abnormal flow, a tap left running, a burst, or a slow continuous draw that should never happen overnight. The moment a moisture sensor or flow rule trips, the motorised auto-isolation valve closes the supply and escalates to the duty holder.

Abnormal-flow logic on the main. Inline analytics baseline normal usage, then trigger on continuous flow, out-of-hours draw or a flow rate that signals a burst, closing the valve automatically.
Auto-isolation valves where the risk is. Motorised valves go on the incoming main and on branches feeding high-risk zones such as risers, plant rooms and tenant floors, so isolation is local where it needs to be.
Escalation with manual override. Closure routes a role-based alert to the on-call engineer by SMS, email and app, and the duty holder can override or re-open remotely once the cause is found.

How It Works

Three steps from first drop to evidence

Step 01

Detect

AQUAIOT moisture, flow and freeze sensors are deployed at the points water escapes. Every reading is timestamped and logged to the cloud over secure cellular or LoRaWAN telemetry.

Step 02

Alert and isolate

When moisture is sensed or flow goes abnormal, AQUAIOT raises an immediate alert by SMS, email and app, and closes the auto-isolation valve so water is stopped before damage spreads.

Step 03

Record

Every reading, alert and isolation event is captured in exportable, timestamped logs that integrate with CAFM and BMS, so evidence for insurers is ready on demand.

Capabilities

Everything a leak detection programme needs

Purpose-built for estates, facilities and risk teams protecting buildings against escape of water across single or multiple sites.

Moisture sensing at the risk points

Point, rope and tray sensors detect water at first contact under appliances, in plant rooms, risers and tank rooms, before it spreads.

Inline flow analytics

Continuous flow monitoring on the incoming main learns normal use and flags the slow weep or continuous draw a manual check never sees.

Freeze protection

Temperature monitoring on exposed and loft pipework warns before a freeze leads to a burst, so action can be taken in time.

Automatic shut-off

Auto-isolation valves close the supply the moment a moisture or abnormal-flow threshold is crossed, with manual remote override for the duty holder.

Multi-channel alerts with escalation

SMS, email and app alerts with role-based routing, so the right person responds day or night, on a single site or across a portfolio.

Open integration, no lock-in

Connects to BMS, CAFM and SCADA via RS485/Modbus or REST API, with audit-ready exportable records for insurers and owners.

Questions & Answers

Common questions

How does an automatic water shut off decide when to close?
Inline flow analytics baseline the normal pattern of the building, then trigger isolation on abnormal flow, continuous out-of-hours draw or a moisture sensor crossing its threshold.
Where do the auto-isolation valves go?
A motorised valve goes on the incoming main, with further valves on branches feeding high-risk zones such as risers, plant rooms and tenant floors so isolation can be local.
Can someone override the shut off?
Yes. The duty holder receives a role-based alert and can re-open or override the valve remotely once the cause is found, so control always sits with a person.
Why not just rely on the manual stopcock?
Manual isolation needs someone on site to find and turn the valve, which is far too slow when water is already running, especially overnight or at weekends.
Will fitting valves disrupt the building?
No. Valves and clamp-on ultrasonic flow monitoring are retrofit-friendly and non-invasive, fitted without cutting into pipes or shutting the building down.
