Landlord Legionella monitoring, answered

Do landlords have a legal duty for Legionella?
Yes. Landlords have a duty of care under health and safety law to assess and control the risk of Legionella exposure to tenants, following the principles of ACoP L8 and HSG274. For most domestic rentals this is proportionate to a simple system, but the duty to assess the risk and keep it controlled is real. Continuous monitoring helps evidence that the duty is being met.
How does monitoring work across scattered properties?
Each property is fitted with sensors that report over cellular and LoRaWAN telemetry, so no fixed network is needed at the property. What evidence does it give if a tenant complains?
